When you call, you’ll be greeted by Felicia, who helps determine the exact services your listing needs. She checks the weather, confirms drone permissions, and assigns the nearest photographer to your property for a seamless day-of experience.
To secure your time slot, a 25% retainer is collected at booking — ensuring our team and resources are reserved specifically for you.
Immediately after booking, you’ll receive:
• A confirmation email
• Our property preparation guide
• A link to our Terms of Service
• Instructions for changing appointment details if needed
You’ll also receive a reminder 24 hours before the session, and your photographer will call about an hour before arrival to confirm they’re on the way.
Preparing the Home — We Work Together
Photography isn’t just about equipment — it’s about presentation. While we always help where we can (straightening décor, adjusting blinds, hiding small items), the best results come from a home that is fully prepared before we arrive.
What helps most:
• Clear surfaces and organized spaces
• Cars removed from the driveway
• Pets safely put away
• Lights on and curtains open
• Any special requests clearly shared at the beginning
We know life happens, and we’re always willing to collaborate — we only ask that our clients respect the photographer’s time so we can focus on capturing imagery that will get the home sold quickly and for top dollar.
You do not have to be present, but top agents almost always are — even just for the final review. This gives you an opportunity to verify angles and ensure we captured every important detail before we leave.
If we arrive and cannot shoot (property not ready or access not provided), a partial fee will apply. Weather delays are rescheduled with no fees, ever.
Shoot Day — Professional, Friendly, and Efficient
Our photographers arrive ready to work the moment they knock on the door. With specialized training in real estate storytelling, we capture the spaces in a way that helps buyers understand the layout and feel the lifestyle.
Our typical shooting flow:
Exterior → Entry → Living Areas → Kitchen → Dining → Primary Suite → Bedrooms/Bathrooms → Outdoor Living
Throughout the session, we communicate recommended angles and make light adjustments that elevate the presentation. We never rush — quality takes time — but we also work efficiently to respect everyone’s day.
Before we leave, you may review photos onsite to ensure nothing was missed. Most photographers don’t offer this — we believe it’s an essential step in delivering a flawless experience.

We do not archive media long-term; once files are delivered, they should be downloaded and stored. Matterport hosting is provided for six months.

You receive a Commercial License allowing use of the images in MLS listings, printed marketing, social media, email promotion, and branded websites for the duration of the listing.
We retain copyright — standard in professional media — which prevents unauthorized reuse of the visuals by other agents or outside purposes. This protects your reputation, your seller, and the value of our work.
