It depends on the package and property size. Our Level 1 Basic Shoot takes about 30 minutes, while luxury packagescan take 1–2 hours. Virtual tours typically take around 1 hour for homes up to 2,500 sq ft, and video shoots can range from 30 minutes to 4 hours, depending on the scope of the project.
Our standard guarantee is next business day by 5 PM, and most photos are delivered by noon. If you need same-day turnaround, we can make it happen for a small rush fee — just let us know when booking. Photographer will provide an online link for Client to download after full payment has been made. Digital materials will be delivered both high-resolution and low resolution .jpeg file and format. The Photographer does not retain archives on the photographs and all Photographer responsibility for the photographs is completed at delivery. An expedited processing fee of $50 will be applied to expedited processing requests.
Our basic photo package is tailored for realtors who need professional, high-quality photos without the demands of luxury listings. It includes a shorter time on location and a more streamlined editing process. Every image is corrected for white balance and exposure, with sky replacement applied to enhance curb appeal. This package delivers clean, well-balanced images that present the property professionally and is ideal for MLS use, email campaigns, and property websites. Photos are delivered the following business day by 5 p.m.
For high-end listings, our luxury photography package is designed specifically for homes listed at one million dollars and above. This premium option includes more time on location and a broader selection of edited images to ensure complete coverage. The editing is more meticulous and includes everything from the basic package, along with green grass repair and realistic images placed on TV screens to simulate staged, polished environments. We may also enhance fireplaces or remove small objects upon request. The result is a set of photos crafted to stand out on luxury platforms, social media, brochures, and listing presentations. Final delivery is also the following business day by 5 p.m.
We also offer optional upgrades that can be added to either package, including twilight conversions, virtual staging, extensive object removal, and branded overlays. This tiered structure allows agents to choose the level of service that best fits their listing and their marketing goals, while clearly communicating the added value at every level.
Here in sunny South Florida, weather can be unpredictable—especially during the summer months. In the event of heavy rain, tropical storms, or hurricanes, the photographer will contact the agent directly to reschedule. There is no charge for rescheduling due to rain.
We do not typically reschedule for cloudy conditions, as our editing process includes professional sky replacement. However, if your property is located on the ocean and the sky is heavily overcast, we may recommend rescheduling, as the water will not appear vibrant under those conditions.
Our photographers will call or text approximately one hour before the scheduled shoot to confirm the appointment and assess weather conditions. Final decisions regarding weather-related rescheduling are made at the discretion of the photographer. Please trust that if a shoot needs to be rescheduled, we will take care of it promptly and professionally.
The quick answer is no, providing we have full access to the property through a lock box. We do suggest that the agent or homeowner is there to make sure we capture exactly what shots and angles the client wants. we are not responsible for missing a particular shot if you do not discuss prior to shoot. We also allow agents the opportunity to review un edited photos on location
The homeowner is ultimately responsible for preparing the property, with guidance from the agent to ensure it’s photo-ready. Our photographers may make small adjustments (like fixing pillows or straightening chairs), but they’re not responsible for cleaning or staging. - Property Preparation. Client will ensure the Property is ready for photographing prior to the scheduled shoot time. Photographer will not be responsible for any staging, cleaning, dusting, or moving of furniture. Client will ensure any pets are contained during the session, and no pets will be included in the photographs. Client will alert Photographer prior to the session if pets will be present in the Property during the session. All specific photographic requests must be received by Photographer at least two (2) calendar days prior to session. Properties not prepared properly upon arrival will be photographed, filmed, scanned as is. If client decided to reschedule the day of session a $45 dollar rescheduling fee will be applied. Cancellations will result in 50% of services fee.
Miami Real Estate Images owns the copyright to the photos and videos. We grant the client use of the photos for MLS, websites, social media, and printing purposes. These photos are non-transferable and non-exclusive. You are not allowed to give them to other agents.
- Photographic Materials & Artistic Rights. No photographic materials will be released until the agreed upon amount is paid in full per the payment schedule outlined in this Agreement. The Client will use the photographic materials in accordance with a Commercial License. The Photographer retains the right of discretion in selection and processing of the photographic materials released to the Client. All photographic materials, including but not limited to negatives, transparencies, proofs, and previews, will be the exclusive intellectual property of the Photographer. If necessary, Client will execute any documents and undertake any other reasonable action necessary to effectuate or memorialize ownership of all intellectual property by the Photographer.
- Commercial License Terms. Photographer grants Client a license to reproduce, publicly display, and distribute the photographs for promotional and advertising purposes directly related to, and for the exclusive purpose of, listing the Property for sale or lease. Use of the photographs for any purpose not directly relating to the sale of the Property, Client must receive express written permission from the Photographer and pay additional fees, unless otherwise agreed to in writing. Client agrees to distribute the photograph(s), through Internet Usage and Physical Usage in a commercially reasonable manner and in such manner that will not harm the professional reputation of Photographer. Further, the Client agrees not to utilize the photograph(s) in any illegal, libelous, scandalous, or such other manner that would tend to damage the image and reputation of the Photographer.
- Internet usage (“Internet Usage”) includes digital distribution of the photographs for use on Client’s website, email marketing, broadcast program and related social media business platforms (e.g. Facebook, Twitter, Instagram) for the Client’s advertisement of the Property listing. Client may upload photographs to any Multiple Listing Service (“MLS”) website solely for promotion of the property during the Term of this Agreement. Regardless of any conditions of the MLS, at no time does this Agreement grant Client the right to transfer copyright, or any other exclusive rights as provided by 17 U.S.C. § 106. Photographs may contain copyright management information (CMI) at the discretion of the Photographer in the form of either 1) a copyright notice ©, and/or 2) other copyright and ownership information embedded in the metadata or elsewhere, unless otherwise agreed to by the Parties. Removing and/or altering such information is prohibited and constitutes violation of the Digital Millennium Copyright Act (DMCA) and Client will be responsible to the Photographer for any penalties and awards available under the statute. Client is responsible for ensuring that the photographs are removed from the MLS databases at the expiration of this Agreement.
- Physical usage (“Physical Usage”) includes physical reproductions of the photographs for use in physical marketing activities (e.g. brochures, business cards, wall displays, and billboards) for the purposes of advertising the Property listing. Client may not use the photograph(s) in merchandise or products for resale.
Client may modify the images in commercially reasonable manners to facilitate distribution of the photographic materials as identified in this Agreement. Modifications are limited to resizing, cropping and resolution adjustment to fit the distribution platform requirements.
Client will promptly call to the attention of Photographer the use of the photographs by any third-party which Client considers to be an infringement. Photographer and Client shall consult one another as to whether proceedings shall be brought against such third parties. In the event that Photographer and Client decide that action should be taken against such third parties, Photographer may take such action in their own name or, alternatively, Photographer may authorize Client to initiate such action in Photographer’s name. Licensee and Licensor agree to cooperate fully with one another to whatever extent it is necessary to prosecute such action, all expenses being borne by Photographer and all damages that may be recovered being solely for the account of Photographer.
These Commercial License Use terms survive any modification or termination of this Agreement, unless expressly revoked by Photographer.
- Indemnification. Client agrees to indemnify, defend and hold harmless Photographer and its affiliates, employees, agents and independent contractors for any injury, property damage, liability, claim or other cause of action arising out of or related to Services and/or product(s) Photographer provides to Client. Claims against Photographer for the delivered artistic works must be brought to Photographer ‘s attention within one calendar (1) week from date of delivery. At that time, the Client waives any right to submit a claim to Photographer for reimbursement of any fees previously paid or for her waiver or forgiveness of any fees that may still be outstanding.
We ask to please remove all pets from the home during the photoshoot. If this is not possible, we suggest putting the animals in one room while the photo shoot takes place. Animals are not allowed on MLS listings photos and can easily damage costly camera equipment.
So for the sake of all parties involved, a plan should be put in place for house pets.
Yes, we are part 107 certified and insured, and we follow the guidelines set by the FAA.
Some areas will not be permit drone use. Other areas will require FAA clearance prior to the photoshoot. In the event we cannot fly a drone in your area, we will refund the full amount.
Yes — drone photography is absolutely worth it, even for smaller listings or condos. Aerial shots help showcase nearby selling points like the beach, intracoastal, parks, shopping, and landmarks. Highlighting the surrounding lifestyle can add real value and help your listing stand out.
It is vital for all parties to show up at the designated time. We allocate a short time period between shoots and we need to arrive to the next client in a timely manner.
If the Client fails to show or provide appropriate access and materials, 50% of the Total Fee is due immediately. If the Client requests to reschedule or cancels 24 or fewer hours before the agreed upon photographic event date, a 25% rescheduling fee will be applied. Any Client that arrives late to the session will have the amount of time late deducted from the time allotted for the session. Photographer will not provide a partial refund or other compensation for the time deducted from the session due to late arrival of the Client. In the event that the weather conditions are not desirable, the session will need to be rescheduled and the reschedule fee will be waived.
Usually no. We have a great team that covers all of South Florida — from Homestead to Port St. Lucie. If you request a specific photographer for a basic package far outside their zone, we may add a small travel fee to cover time and distance.
You can request a same-day shoot and we’ll do our best to accommodate, but we recommend booking at least 3 days in advance to secure your preferred time and photographer. Last-minute shoots often face delays or property prep issues — planning ahead helps ensure the best results.
